Hey folks I haven't contacted our realtor up there about this subject . I wanted to put it up here first of all .

We have found some beautiful homes up there I know of one on MAIDU DRIVE and a few others . Outside pics from what we have seen there is NO fencing , do these HOA's allow fencing and what sort . I don't know the HOA's by name so I haven't done a search for By-Laws . I'm also not too fond of having a "Committee" telling me what fencing or how tall it has to be . We are not slobs by any means and like CC&r's . I have a "thing" about being what I feel "Lorded Over" . So if anyone up your way can give us any info . on this and just whether or not living in an HOA is even for us . We have 4 rescue dogs , two 4x4 atv's , I cut weld build a LOT !! That may get old real quick in an HOA area !!

There are two different subdivisions on Maidu. Both of them have CCRs. Neither of them prohibit fences, although there are restrictions on fence material and height. Both have restrictions on businesses on residential lots. One of them has a community well. Neither of them allow manufactured homes.

Be sure your agent gives you copies of the CCRs in advance of purchase so you can look them over.

If you don't want to live in a community with CCRS and a HOA, don't buy in one, there are plenty of properties out that way without one.

Also, if you are planning on building, there are not many contractors or subs out that way and getting them to drive in 45 minutes from KFalls can be a pain. Parts of Oregon Shores I and II subdivisions allow manufactured homes (not the parts with the good views). Oregon Shores also has the most active HOA.

Thanks PNWG !! That is some good info . WE literally had to stand guard at night when we let dogs out to "go" . Our neighbor in his infinite wisdom decided to feed the bears . His game camera took a pic. of a 400-500 Black Bear 100' from our back yard . Our back flood lights were on so we were outside . We also had BIG Bobcats , Coyotes and a Cougar . My shotgun was always in hand . WE had a Coyote stalk my wife and dog in a crouch position in broad daylight no less . I had time so I got my shotgun and came out , the Coyote was about 50 yards when I leveled a round off OVER/IN FRONT of it . It took off and never a problem again . No we don't kill animals ,,, they have better characteristics than a lot of "humans" . But when they're that close you have to deter some way . The wild up there is what we love , there wildfires ,,, not so much ! WE evacuated for 8 days out of Cave Junction , that was the Bisquit Fire of 2003 .
Thanks for the names of the HOA's as well . They should have their CC&R's online .

I doubt the CCRs are on line, that is not how things are done out there. I'd guess there are maybe 8 subdivisions along Modoc Point Rd - if you have a real estate agent, they should know the names of all of them and maybe have a copy of the CCRs.

There have been bear and cougar sightings out by Agency Lake and Fort Klamath but they aren't all that common (they tend to be up by the cattle ranches up in Fort Klamath). Maybe a decade ago was a large young male cougar that was either trapped or shot by the dept of wildlife - absolutely no fear of humans, hanging around houses along Agency Lake, eating the plentiful jackrabbits. There are bobcats and badgers but sightings are rare. There are definitely coyotes.

You don't have to live in an area with a HOA. Plenty of properties without them. And the farther out you go the less the county enforces codes. For example Table Land and Sycan Forest Estates.
