Our AC is set to 76, but during the day the thermostat says 83 and it runs non-stop trying to cool the apartment (987 sq ft). I called the office and the maintenance guy came out and used an infared thermometer to measure the temperature of the cold air from the vents, and said it is coming out as cold as it can (this was around 10am). He said there is nothing he can do, its summer it is HOT and the AC can only do so much.

I am living in an apartment for the first time, so not sure if this is just something I will have to get used to or there is something wrong. I just moved from Texas and during the summer when its 110 outside, I would have the AC set to 76 and it would hold the temperature (my house was 2600 sq ft).

Did the maintenance guy just give me BS hoping I would just live with and go away or is he right and the best I can hope for 83 during the day? Any thoughts? Thanks.

The completion of our new home can't come soon enough!

I think he's BS'ing you big time..
We have no problem keeping a 3 bd apt at 76 if we choose to.
Though 78 is our normal..

Yeah he's gotta be feeding you a line unless they've put a seriously undersized AC unit in there.

If it's running constantly and only getting to 83 it's probably low on coolant. Ask around some of your neighbors to see if they have the same issue and I suspect you'll find they can set theirs to 76 and get there with no problem.

Sounds like you have seepage some where. Maybe through poorly insulated windows, window frames, the door. Try some weatherstripping around openings to the outside.

I totally agree if your A/C is properly maintained it should have no problem running at that temperature. You should call corporate them.

If you put your hand up to a vent, do you actually feel cold air or is it just room temperature?

Go online and download the operating manual for your thermostat and see if there is a temp offset setting or if someone
set an offset. I had an a/c installed in our old home and the tech did that without telling me.
