I'm on the hunt for a rental and noticed some people require renters insurance, is this common in Orlando or just when you use an agency? Where would I even find it? Also, how much does it cost? Thank you!

I've had it in every state I've lived in. There are two main parts - contents coverage and liability coverage. If there's a covered loss and your personal property is damaged they will replace it (make sure to get replacement or guaranteed replacement cost). Liability basically covers you against lawsuits (someone falls down your stairs, you accidentally set the complex on fire, dog bites someone, etc.). It's making sure you're financially able to become liable for risks associated with living in the unit. Worst case scenario, someone sues you for 400K and you don't have those financial resources, they may go after the property.

There are a lot of variables when it comes to price, but for me it's always been around 100-125 annually for about 30K contents and 300K liability (and also 5K medical payments). Medical payments are sort of a quick fix to avoid going into liability (kids friend breaks their arm in your place and you're responsible for the hospital bill).

Call your auto insurance company and they can point you in the right direction. In previous states I could just get quotes online from any company, but many insurers choose not to write policies in FL.

It's a very good idea to have it and I would require it before renting to a person. Call around and you should be able to find an affordable policy.

Yes, it is common. It's also dirt cheap compared to other types of property insurance.

I have Florida Family Insurance. You'll have to go through an agent. I use Gonzalez Ins Group in Oviedeo (Gonzalez Insurance Group | We've Got You Covered). I'm $270/yr.

You can also try the major insurance providers like GEICO, Progressive, All-State, etc. If they don't offer it directly, they'll refer you to an affiliated company.

Why would you NOT have it? If there's a fire or other loss, your landlord has no obligation to you for your belongings or even to provide a roof over your head.
