When i go to rent a house or apartment they most say they will credit check and evictions check. Now i have no evictions and credit isnt great do to a student loan . but now fixed and we got a new car 3 weeks ago. So should be better soon, but question is what do they look for on credit checks? they go by score ? Also we have been in same house rental for 3 years. wife has same job for 3 years and im self employed showing very little on books, How hard will it be to get a house rental also due to income from here i currently live in Syracuse,NY ?

When I screen tenants I'm looking at their rental history and credit score. Also debt to income.

Is your wife's job the reason you will be moving? same job, same company?

If not, I think you're in for an uphill battle.

If all your debts are currently being paid as agreed and your landlord for the past three years will verify the rent was always paid on time, and you're showing a reasonable income to rent ratio (25-30% max), you should be OK.

Im automotive painter so i cant get a job till i get there. but there is plenty and im good at what i do so easy for me, she is paralegal and will apply for new jobs maybe here and there. but i have savings for this move and want to rent one month or 2 before. not when we get there. But will the owners go by income we have here now for checking ?Thats what im worried about.

They'll probably ask you where you'll be working here. In most cases, unless you can pay the entire lease amount up front, they'll want proof of the recurring income you'll be receiving while living here.

ok. main reason for this thread is because my wife, not legal married, will be showing income and credit.And she is only in 30 k income and i show 18k last year for taxes, so thats 48 k.and we will need a house for rent with 3 bedrooms $12-1500 a month. one add said that you needed to show 4 times rent. which wont happen.lol

No one will rent to you based on income where you are now. You need to have proof on income here.

Even with jobs, no one is going to rent you a $1500 monthly home which is more than 30% of your gross. If you are only using her income to qualify, there's no way--that's 72%.

One other thing, there is stiff competition for paralegal jobs here, particularly since a larger law firm just closed and laid off about 30 paralegals. That's a lot of people who already have contacts and connections in the area.

you give it your best shot and many apts. in FLA are rented long distance- we rent to people from China Brazil S America Russia with No social... they may require higher down -but you might just BE OK! TRY! regardless of the naysayers- also area --some 4 bed homes in Clermont- $1100. a mo. I know just left there

I rented mine to a poor credit score due to foreclosure the renter has, but income one and job security is good. Can't be choosy or so picky. Also ask ur current lawyer for reference, may help.
