Hi everyone. We are currently house hunting. Which neighborhoods would you recommend for the Dr. Phillips area.

So far, I have researched the following.

-Clubhouse Estates
-Sand Lake Hills
-Bay Hill. Nice location. Nice homes
-North Bay. Next to Bay Hill. Older homes.
-Hidden Estates. Optional HOA
-Hidden Springs
-Lake Marsha
-Granada Villas across from Trader Joe’s
-Bay Lakes at Granada
-East Bay
-Orange Tree/St. Ives. Nice homes. Older. Gated. HOA

Which neighborhoods would you recommend from this list? Are there any other neighborhoods that you would recommend? Thank you

Our budget is $500,000. I would like a decent sized backyard. So far my favorite neighborhoods are Orange Tree, Bay Hill and North Bay. Any pros and cons to those 3 neighborhoods. Are there any other neighborhoods that I should focus on?

Hi! I've lived in Phillips Bay and Sand Lake Hills, out of those neighborhoods you listed I would pick Bay Hill, it is beautiful. However if you want gated then Orange Tree would be my choice. I've looked at homes in both, I'm not familiar with North Bay.

I am going to list my 2/2 condo for sale in The Sanctuary in Bay Hill early next week, too bad you don't want something small!

Right now I live in Gotha but hope to live in Bay Hill someday, or better yet, Kilgore Road!

Phillips Landing is a great neighborhood. Bay Hill has a more desirable name than Orange Tree, but Orange Tree is still a nice community. You can't go wrong with the 3 communities you mentioned. Wow it's amazing how little inventory there is now, right before covid there were so many listings.

Thank you. I did look at The Sanctuary at Bay Hill when we were looking for rentals. We currently rent a 2/2, so I would like a bigger home, so my kids can each have their own room.

There are very few homes available for sale right now under $500,000. Most of them are fixer uppers. There are some homes that have been renovated, but some of the renovations are a little odd though.

I live in Vizcaya, have been in Dr Phillips for many years, and I know many happy homeowners from both Bay Hill and Orange Tree.

We go with the kids on Halloween trick-o-treating to Bay Hill; the community there is very tight with neighbors, and they have this old American vibe that we don’t have in Vizcaya. And I personally like Bay Hill a lot!

During Arnold Palmer golf events traffic there gets pretty packed with visitors, but it only lasts few days.

There are not that many options within $500K range, but it is still possible to find a decent property that you can make your home.
