There are a lot of great choices depending on your price range, this is where you need to start as if its around 50,000 your main search area is going to be Metro West.

For every 50,000 rise in price (50,000 / 100,000 / 150,000 / 200,000 and so on) you move to other areas around the Orlando area so you see why stating a price range is important to get ideas.

Also how much will you be putting down and do you need a loan, again that will decide if you can break even on the incoming monthly rent versus your monthly outlay cost (taxes, condo or hoa fees, mortgage, maintenance, etc). You can't expect to rent out a property for $1,000 in a community that other units are renting for $600.

Now you may know all this but to help more information is needed on our end.

I don't find that thread to be the only experience. I have had some good fortune for my clients and have some excellent tenants in the properties I manage. It is a great maket to buy. There are many avenues on making money in this market, rentals are a good one as it provides time for the appreciation to kick in.

Positive cash flow is always a good indicator of when to invest in a market. The mainstay sit on the sidelines until the market passes them buy. Investors are always the ones to lead the charge and they make fortunes. Then the masses follow and the early ones do well while the late bloomers make little.
