Chester county will be more expensive overall then Berks but the downtown area in a town like Downingtown or the ones I mentioned in Montgomery county would have the same amenities that cerequas is looking for.

Thanks everyone for your help with this. My dad is currently in a small town of about 5000 people, where he can walk to town for the basics. The problem is this town is in a very remote area that is 5 hours away, which makes it very hard for us to visit him, especially when we have 2 young kids. And it was orginally the town my mom grew up in, but she died last year. And my dad doesn't really have any family or friends of his own out there.
So he has expressed interest in being closer us.

He is actually pretty physically capable, at least for an 80 year old, and is the type who likes to do as much for himself as possible. But his eyesight has been problamtic for a long time, and now its best if he drives as little as possible.

He doesn't need to be out like on a farm, I just want to make sure we don't move him anywhere with tooo many people. I think a good compromise is a small town in berks county that has a main st he can walk to.

Also, it can't be a very high cost of living. Given where he is now, he probably won't get more than $100k for his house, and he won't want to pay much more for a new place. He does seem resistent to any kind of senior living. He said he wants to buy a condo or small house.
So I am doing some research for him, to at least get an idea of where he could live that would fit as many of our criteria as possble. I will look into some of the towns mentioned here.
