I know a lot of those houses. I've lived in this area my entire life. Those houses are run down and in the mushroom district. Maybe I should clarify. A house where your neighbors speak english and drug deals won't be going on down the block and no one will get shot (check out KSQ's murder rate), not to mention central air... is 300K at the bottom. If you're just looking for a wood frame that sort of looks like a house, and don't care about your surroundings, than you can go as low as 150K, but you'll make up those costs in upkeep.

Its shocking to me to check out the threads on some areas and see people speak of homes under $300K as CHEAP! I'm glad I live in Scranton....where $300K buys a beautiful home with acreage, and you can still get good homes in good neighborhoods for under $100K. And the crime rate is low.

I live in East Fallowfield Township, which is considered Coatesville. There are many home in this area for sale. Two newer communities are Brook Crossing and Branford Village. It is so quiet and peaceful you almost feel like you have to whisper when you are outside talking at night.
Now...the school district on the other hand....geez...horrible. School taxes, even worse
But there are other options. There are Charter Schools in the area. My daughter attends Collegium Charter School. It is located in Exton...K-12 She has been going there for 3 years now.

So check out the communities I listed above...there are plenty of beautiful homes in your price range...and they are both beautiful communities.

I don't know what area you have lived or seen, but it definitely isn't where I live. And my neighbors speak English and do not touch drugs much less make deals. I know most the people in my community and they are extremely generous wonderful people. They watch out for the kids and watch out for their neighbors.
Maybe you should check the area out again...b/c my home is not just a wood frame that resembles a house..lol...and my surrounding are beautiful.
Mind you though...this is East Fallowfield... :0)

LOL. Blundered into this site accidently. I was born in raised in C-Ville in the heart of the East End during the 50s,60s,and 70s and I managed to live thru the 'fun' and was quite active. I also know quite a bit about it's distant past.My mother grew up there as well in an Italian/black neighborhood and has friends of both backgrounds and witnessed a lot of strife.

I personally saw and was a participant in more than a few 'conflicts' and I gotta say if you wanna raise your kids to be be mean and tough as nails, buy a home in Coatesville. I sure wouldn't walk from the West End Bridge to the Caln Bridge after dark without some serious toys. LOL And i knew no fear when I was a kid there. I made it through the MLK assination, the Jimmy Profeto stabbing retaliations, and the Skip Shemonski stomping incidents.As well as the other disturbances.
