Looking for a simple to do list as a place to start

This paper street is off of a already established street

Steps I believe I need to take to make this happen:

Before the purchase I need tp do my homework.

very what township has on file - Right to know
Owner says there is a survey recorded -I should pull that.

Already have plans for the home it’s a prefab wrapping up prices shortly.

Things I know if survey is done I need to get i to review it for septic and well sites

pull deed restrictions
Needs septic installed
Needs well installed
The lot needs clearing
Contact PPL for new connection install prices

I don’t believe subdivision is necessary but I will need to do a new construction site plan.

Meeting with zoning officer for list of requirements and permits

Paper street has permitted access (easement)
paper street is down the end edge of two adjoining parcels - I should probably visit the owners

am i forgetting anything?

Paper streets are very common in PA

For those that don’t know what a paper street is

A paper street or paper road is a street or road that appears on maps but has not been built.[1] Paper streets generally occur when city planners or subdivision developers lay out and dedicate streets that are never built.[2][3] Commercial street maps based only on official subdivision and land records may show streets which are legally public rights of way though usually undriveable.
