I am saving money to buy a house myself. It's only me and the dog. And I have been looking around and there are these 2 houses I cannot decide which once I really want. I know house number 1 cost nearly 80,000 and i figure since it's just me because I definitely to do want to take a chance of having a roommate messing it up. My income each month is close to 2,000 but not exactly.

House #1:

I have dishes and living room furniture that my mom said I can have. Plus once I move in i know that I want my fridge, washer/dryer, stove, mircowave and etc will be already paid and installed. i don't want a dish washer just another thing to get fixed. and since it's only me I can hand wash it's simple.

No more than you make, I would certainly say House #1. I like the plan and think it would work for my situation as well. Do you already have a lot purchased? The cost to build the home may vary depending on where you are, keep in mind. Good luck to you. I will be in the same situation of needing a house myself in time. It is fun looking at house plans, isn't it?

I agree with house 1. Plus i am going to continue to live out in the country. I don't think I could stand the city. plus i don't live far from work. only 15 or 20 mins. Looking houses is fun.

I would say House #1 as well. I like the floor plan better. The Living Room is a good layout for positioning a couch and a TV. In House #2 you would probably have to have an awkward diagonal layout for the couch and TV. Also, 3 bedrooms is too much for one person. And in House #1 the front porch has two edges that don't have a wall, so you can get more sunlight on the porch.

The third bedroom is a resale advantage for house two, if that's a factor in your decision.

Are you including the cost of the land and all teh other things that need to be set up when you are building?

Also, with the current market, could you not get a better deal on an existing model?

The one you know you can afford. Yes, it's true that a three BR is better for RE sales, but keeping a roof over your head is more important.

How secure is your job? My philosophy (when things were normal) was to put enough down and have a small enough mortgage so that if I lost my job I could work at McDonalds and still pay the mortgage.

I guess in that sense I vote for #1.

House number one is too small for resale. If that's a factor then go for house number 2.

I think you might get a much better deal buying an existing home than building.

Neither. The housing market hasn't hit bottom yet. I'd save your money and live in an apartment.

Definitely this... Also, location is very important. A small condo in a town with good schools/transportation options is often a better investment than a SF house in a town without these things.
