Where is the ideal place for me to live in Center City?

Some Notes:
- I work in Olde City just north of Washington Square
- No car
- Single
- No Kids
- 1 Cat
- Can afford a property up to $250,000

Why not in Olde City?

I keep seeing this listing because it's crazy cheap, and kind of weird, on the edge of Olde City. Maybe good for a skater/bachelor?

Olde City might be cool. How would I go about finding properties there in my price range? Maybe a good real estate agent would be best? I search Craigslist and know about a few condos there already, such as Wireworks, Bridgeview and the Castings. Does anyone know of any other good condos? I have also noticed there are usually some nice obscure places, like a small gated community with a central courtyard. Who knows about these types of places? Is there someplace I can research what is there? Such as a zoning map or something at the library?

This should work. (I hate Truila, it's impossible.) Try www.realtor.com with 19106

That Water st property doesn't look residential It may have been a day care center or a doctors office.

It also may have a huge carrying charge or some other quirk.

Did you see the pictures? To turn it into a residence I think you would have to take it down to the four outside walls and start over. I didn't even see a kitchen. It does seem to be priced right for some individual willing to do all the work. But once all that money is invested to rebuild it it won't be a bargain anymore. You might not even get your money out of it. In this market I would be looking for a finished space and let the seller take the loss.

36 and still skate??? Are you a pro skater? I sometimes see a lot of skaters when I'm in center city. I'm sure you know about Love Park?

It looks like it was a Dr's office at some point - not sure but i agree it would require a fair amount of money to reconfigure the place

Additionally, that location isn't ideal for private residences. It's a ground floor unit and there's a huge hill behind the house -- I bet it gets virtually no natural light. If you're at the top of that hill you get a great bridge and river view, but his unit wouldn't have any view at all. Across the street is a big empty lot and 100 yards beyond that is Del Ave. It's not safe to walk anywhere after dark around there due to the number of homeless, drugies, hookers that set up camp in the area. Your extended perimeters are Deliliahs strip club/Z Bar to the North, empty lots and Del Ave to the East, two highways and more empty lots to the West and eventually Old City to the South. Really the only safe way to go is Southwest and after a 15/20 minute walk under overpasses you'll eventually get to Old City. I guess you could walk North on Del Ave as well and get to Northern Liberties, but that would be a haul.
