What are the best areas in Eastern Bucks County? Looking for a 4 bdrm house for under 300K. We have three kids that will start attending school next fall. Wife and I have to travel into the city everyday for work. Hatboro/Horsham, Warminster, or Langhorne?

Hatboro and Horsham are in montgomery county, Langhorne and Warminster are in Bucks. Horsham is a very nice suburban area. Warminster seems a little older and more congested to me. Not as familiar with Langhorne but people on here say it is nice.

In terms of schools, Hatboro Horsham is probably regarded a little more highly than Neshaminy (Langhorne) and Centennial (Warminster), but i think that all three are pretty good.

Not sure you could buy a 4 BR in Horsham for under $300K. They probably start in the low $400s, unless it has an issue with condition or locattion. Probably would find more in Hatboro, which is an actual town, although would likely be smaller and on a smaller lot. There may be some areas in Warminster where you could find something as well, although i think that Warminster does have some areas that aren't so great.

Try Yardley or Levittown. Good Pennsbury schools, plus easier drive into city than the Montco towns. You will easily find a nice home in Levittown in your price range; might be a little tougher in Yardley.

What do you mean eastern Bucks County? It's not split up that way. Do you mean Lower Bucks, or Lower and Central Bucks close to the river?

you should be able to find a nice home in any of the areas everyone recommends for under $300k now. The market is flat and now is the time to get the deals.

I believe in 2006, they changed the setup at the HS. It used to be 9th and 10th and PHS West; 11th and 12th at East. So they were 2 separate schools, one 9th and 10th, one 11th and 12th. Now kids take classes at both buildings (I think it's separated by subject area), and it's all considered "Pennsbury HS" (so enrollment is 9-12).

People want to get out of Levittown not into it. Yardley may be more appropriate for the OP. I personally would second Horsham area.
