We are searching for a home and are considering a house in the RiverCrest community in Phoenixville. Does anyone know anything about this neighborhood? It's gated and very nice (except it has pretty small lots), but how are the quality of the homes, what is the neighborhood like, etc? And, any opinions on Spring-Ford school district?

Rivercrest. Send chills up my spine. We bought new in the Masters section a few years ago and had a hell of a time selling it. Here is my advice.

*** DO NOT BUY STUCCO****

It is now customary for buyers to do stucco inspection. These homes FAIL inspection and there is no easy way to remedy it. Stucco was not applied properly and it lets moisture in. Once the buyer starts doubting what is behind the stucco, forget the sale. Our agreement of sale fell through for just this reason. And we were not alone. There were numerous homes with that problem. Once you have it, and the word gets around, you might as well walk away from the house. It is not fixable and Toll would not take responsibility for it.

Oh, believe me. we know all about stucco. We are in an end unit stucco townhome now that started leaking and wouldn't stop. The entire neighborhood is leaking and it's 100% on the homeowners to correct the problem - no insurance, no builders, no HOA.

We eventually had to sink $20k+ into having all of the stucco ripped off the side of the house and reinstalled. It was a nightmare. I would never buy stucco again unless we lived in Arizona/Florida, etc. It should be outlawed in PA - even if they install correctly it can't take the freeze/thaw cycle.

The home we are considering in RiverCrest is brick front with siding. However, my concern is that I'm
sure it isn't "real" brick so I'm wondering if that could also leak. I have friends in similar homes (brick/siding) and they haven't had trouble. Friends in stucco - nightmare.

However, what were your overall impressions on the neighborhood? The people, activities, school district, etc? Although if homes in there are leaking, it could drive down all prices.

We moved for three reasons: 4-2-2. If you are from the area you know what I am talking about. You'll be sitting in traffic instead of enjoying your new home. Shopping wasn't very convenient either. With Providence Town Center coming along it is a little better but gas and Wawa is still a 6-mile round trip any direction you go. Coming from Upper Merion we were used to our township building and a very nice library. There is nothing like that in the area. Nowhere to go to sit around and read. Very important if you have kids.

About stucco, there were several other properties there I knew personally that had the same problem. Who knows, may be people will want to look behind bricks too.
