Individual houses in Overbrook Farms can be charming, but the area as the whole is not uniformly so. I think these houses are more seductive on a computer screen than they would be if you were driving around. I know people who have bought in the neighborhood, and been thrilled with what they got for the $ but then faced the dilemma about what to do once their kids hit school age.
I think Swarthmore was on our list of places to look at. We don't want a long commute, so that may be easier than Overbrook Farms.

We did look at Lansdowne, and there seems to be potential, but nothing that hit us that much. There's a couple homes in West Chester that we're eyeing. We're in Colorado though, so we may not buy right away. May rent in the area of our choice and look to buy shortly after the move.

Default check these out!

You can not go wrong with West Chester/Downingtown, Wallingford/Strathmore, Media, Haverford, Kennett Square areas. They all have great old big historic homes that you are seeking. The entire Chester County and Delaware County will have what you want.
If you have kids:
1. Chadds Ford has a great school - Unionville-Chadds Ford School District named top school district in Pennsylvania - Pittsburgh Business Times
2. STEM - Downingtown school ranks first in state performance scores - Philly.com

Stay North of Malvern Ave. Stay away from Lansdowne Ave (66th/60th/56th) if you're worried about crime. Stay away from Overbrook High School.

My tips from living in Overbrook.
