I was sued by my former landlord for damages to our former apartment. The landlord failed to send a list of damages to us within the 30 day period. I counter sued for my security deposit and to have the landlord's suit dropped. The judged asked the landlord if he sent us a letter of the damages and the landlord produced a piece of printer paper addressed to us but did not contain the dollar amount of the damages. The landlord also stated the letter was sent regular mail. My question is... essentially the landlord has no proof that he sent the letter and did not provide an amount for damages...is this sufficient in PA...I thought that would have guaranteed me a verdict in my favor but it seemed like the judge was siding with the landlord in court and I'm just looking for some more insight. Doesn't the landlord need to show proof there was an actual letter mail...ie certified mail receipt?
