Particularly the portion south of Girard... I know it has been experiencing gentrification the last few years... I ask because my brother (24) is planning on buying there and I am a curious to hear opinions about the neighborhood.

How far South of Girard? Would you happen to know which block and cross streets his new home will be located? I've seen the Brewerytown section of North Philly in it's most deplorable condition. I've also watched it begin to make strides of improvement back in 1984, and reach a vast level of gentrification by 2004. I'm not 100% sure it's peaked at full potential but I'm sure he's made a good choice that'll pan out for him over the next 5 years as the Center City influence continues to spread.

I think the he'd be on the 2900 block about 2 blocks south of Girard.

The closer he is to Poplar St the better, IMO.
