Hi Everyone - I am a new poster here and would appreciate any helpful advice.

I have lived in Philly for about 10 years...in Center City, South Philly and West Philly/University City. I live in Delaware County now but it's too expensive.

I am a young single woman and being generally safe is really important to me. After living in areas where robberies, assaults and even shootings happen, I really need a safe environment. I need rent that is around 700 per month. I can live in a studio/efficiency. Is it possible? If so, where should i look.

Here is what i am looking for:

Low crime
Green (Trees on streets and a park/trail relatively close, within driving distance)
Not crowded
Easy parking
Commute to Upenn (willing to commute 1 hour each way)

Since you say that your current living situation is too expensive, it would be helpful to know where in Delaware County you are now. Prices are very disparate and it's a large county.

I live in Haverford Township. I thought I found a good deal...675 per month. The landlord has raised the rent $100 over the past two years and charges almost $500 in misc. fees at the end of each year. So the rent is actually over 800 plus utilities.

You might do better in Drexel Hill or Upper Darby for the low cost aspect. Safe? Not all parts of Upper Darby are safe.

Not sure about rents, but Overbook has everything else you're looking for. Easy access to Penn (by car or #10 trolley), and easy access to the Schuylkill river trails. Not every block is tree lined, but many are.

I live on a very safe block in university city studio in the $700 range so maybe you can check craigslist under university city.
