I have always felt safe in south philly. Most of the bad areas are west of broad, probably west of 19th st or so. Definitely safer than say, West Baltimore although I'm not very familiar with DC for comparison.

None of my kids went to Temple but housing really is fluid for dorms at every college I've known right up until move in day. Unfortunately, I guess you don't want to count on that. Could you at least put off a lease for a month. By June, the wait lists will be firmed up and people that applied to Temple as a safety will get into their #1 choice, leaving a dorm spot open.

Hah-this reminds me of my oldest brother. Fordham University messed up his dorm housing paperwork and he was left with nowhere to live move-in day Freshman year and had to live off-campus in a pretty dangerous part of the Bronx. It all worked out though, and my parents joke that the first semester of living with the nice Puerto Rican family in the Bronx was by far his best academically.

I'd look into near Spring Garden/Fairmount areas-although it will not be the worst thing in the World if you find a place close to school off-campus. Just make sure it feels right-is an active, well lit block.

OP could look in SG/F/ southern Francisville, but given all the gentrification it may be difficult to find any affordable rentals nowadays.
