Hi, I hope I can get some insight.
I grew up in NJ, but moved to Norristown, PA when I got married. My husband's company moved us south and we now reside in lower DE. I love where I live. Small community, main street shopping, walking trails, shopping/schools within walking distance.
Well, my hub's job may be moving again, to King of Prussia. I am looking for the same small town feel as we look to move back to PA. I'd like to stay within 20-30 minutes of KOP. I'd like a town that is established, with little new construction. I'd like to have a small town feel, main street shopping, perhaps a town square.
Looking at larger homes, on a nice size lot, single families, smaller population. Not a city feel, but definitely not sprawl.
I'd like to stay around $400,000.

Phoenixville is definitely the best answer for this thread. It's almost exactly what you are describing, and $400,000 will give you a good mix of options both in the borough itself and its surrounding townships.

Agree with Phoenixville, with a few caveats. If you want to be right in the borough, where it is most "walkable" and has a town feel, you'll likely end up having to buy a twin home (semi-detached). That said, the most expensive listing right now in the borough is over 2,500 sf but under $300K, which leaves you a lot of room in your budget for updating to your liking.

Thanks Flyers Girl. That's what I don't want. I was looking more for large, older, single family homes, not twins.
I do want to be within walking distance of the main street shopping and I want a good sized lot.

Of course, a RE agent can help you out in finding a single in Phoenixville. Also add West Chester borough and perhaps Media to your list.

Narberth? It is without a doubt my favorite "philly" town. Very close to KoP.
I would move there in a second if the universe takes me back to that area.

With your budget, I would suggest West Chester. Great small little town with quaint shops and restaurants.
