What neighborhoods of the city have the most property rehabbing activity? Are investors buying and renting? or buying and selling? I was born and raised in NE Philly but haven't lived there in three years so any updated information is helpfull. I do know that North Philly is bad but there are some pockets that seem to have been rehabbed.

I would have to say Fishtown and Northern Liberties, maybe University City, Powelton Village as well. These are the up and coming areas that are or were previously bad and border along bad areas still.

Yeah. Northern Liberties. Buying and trying. Not so good yet. Click on these examples for the typical place and the issue.

Then scroll down and hit the google map at the bottom and pick street view under the pic in the map. Go right four clicks and check out the building across the street. Yeah, I want to pay almost 3 grand rent plus utilities and parking and see that everyday. Keep going to the corner and then click 9 north on the next street for more.

from their website: Powelton Village is located in the University City section of Philadelphia, across the Schuylkill River from the Philadelphia Museum of Art and Center City. It lies just North of Drexel University and the University of Pennsylvania.

Default popular investment areas

Hello, I came just came across this site and found this interesting. I am a Real Estate wholesaler in Philadelphia. I search for the vacant eye sores in the community and work with the owner to get them sold to investors who will rehab them. ( so if anyone has an address of a vacant property I will work on it) I have a bird dog program where I pay people $1,000 for every property lead they send me that one of my investors purchase.

Anyway... I am interested in finding out which ZIP codes are up and coming areas. I know many of you have mentioned areas that investors are active in, but investors look at properties by zip codes so does anyone know any up and coming areas by zip code.
