We are looking at a house near WCU, about a block from campus. The house is in the heart of student rentals. It really is our dream house and at a price we can only afford because of the location. We lived in Philly for years off of South Street so we know what it's like to live in a busy area but now we have kids. We talked with the current owner who said it's only really noisy three or four times a year. I would love any feedback from people who live or have lived around West Chester University or other small colleges.

I think living in the borough would be great. I don't live in that immediate area, but drive past there all the time. Weekend nights seem to be busy, but not crazy. As you're aware, the housing stock seems mostly college rentals.....And drunk college kid loud is definitely different then Center City loud. It might be really annoying at times.

It might not be ideal but sounds very manageable.

West Chester downtown is nice.

Great board game store nearby too.

Not asking for the address, but could you give the nearest intersection? I went to WCU (a very long time ago, lol) and am very familiar with the borough. Would love to get a better idea of where you're looking to give you my impressions. I would take what the current owner says with a grain of salt, as he/she is trying to sell the house. Just my $0.02.

It's right on High Street near Asplundh Hall. My husband and I both work in the borough and know it's a heavy student area but thought we might be better off on High Street where its patrolled a lot versus being back in a neighborhood.

LemonPink,

You have 2 fraternity houses within a few houses of the house you are looking at. Thursday, Friday and Saturday can get a little crazy. I often see many kids with red plastic cups, I assume with alcohol, hanging out on the porches of these homes. The students are for the most part gone for now but will start up in August....

The two houses I see for sale on High Street between Gay and Rosedale are both gorgeous, but yikes...they are pretty much right on campus. Personally, I wouldn't do it, but I can't tell you whether or not you should. It really is all up to what you can tolerate. Neither house is priced low, so it's not like being that close to the campus has negatively affected the value of the homes.

Have you driven by on a weekend night?

We have driven by during the school year on nights/weekends. It seemed pretty mild compared to living off of South Street in Philly and my college experience at a Big 10 school. I work on campus and my husband work is near where a lot of bars and restaurants are so we have seen the good and bad. Plus we both could easily walk to work. I'm not as worried about noise but more worried about having small children there but also think it could be a good experience. Campus is beautiful and a lot goes on there for the community.

I definitely agree with you there. I know there a lot of people who live in the borough (closer up into town) who frequent the events put on by the university. Their new (well, new since I went to school there, lol) theater over by the Bull Center is gorgeous. It sounds like you are very familiar with the area, so I say go for it if this is truly your dream house!
