Hi All,

I would like to thank everyone for posting replies on this forum. I am new to this place and I am currently renting an apartment near collegeville and am now looking to buy a Townhome/Single family. I work in Philadelphia and my wife works at Collegeville, we are looking for a place that is not too far from collegeville and is also close to a Septa station.

I thought of Collegeville, Limerick but are a bit afraid as its close to Limerick Nuclear power plant which might be a problem if I want to sell it in future. Here are few of our crieterias to select the location .... if you can suggest me a better place based on your experience I would appreciate it.

1. Good Location for Resale
2. Good School District (For resale, my kid is just 6 mnths)
3. Price range (300K to 450K) for a single family (4 Bedroom)
4. Not too far from Norristown/Collegeville/KOP Radius 15-20 miles
5. Close to Septa train station
6. Developing area as am looking for new houses <5yrs old.

Do you think Limerick Nuclear power plant can be a bottleneck for resale of the property ....?

Not at all. Collegeville was recently voted "best bang for the school buck" in this area by a well known real estate site. People love the area, it has all the amenities close by, a great YMCA, lots of families.

If that area is good for you, I would definitely recommend you buy there...

1. Good Location for Resale- maybe also check out Lafayette Hill which is colonial schools and a very nice area. Andorra Woods have some lovely townhomes
2. Good School District (For resale, my kid is just 6 mnths) as mentioned above
3. Price range (300K to 450K) for a single family (4 Bedroom) definately can get an older single or newer townhome for that price
4. Not too far from Norristown/Collegeville/KOP Radius 15-20 miles -not far at all
5. Close to Septa train station-this I am not 100% sure of
6. Developing area as am looking for new houses <5yrs old. - this might be tricky. With your price range, you could definately get a well-renovated yet older home in a lovely neighborhood. I suppose Collegeville would be better for newer homes. However King of Prussia has tons of new townhome construction as well

When I was house shopping in that area several years ago, I commented to my realtor that I would think being within view of the Limerick Power Plant would deter people from buying. She remarked that she would have thought so, but the new developments in Linfield which are spitting distance from the plant sold out like hotcakes. Of course things have slowed a bit now, but most people living in that area don't think twice about that power plant.

I was so concerned because I thought any rumor about the reactor could bring down the property prices and logically there is no risk in buying a house near the reactor but rumors can play a dirty game on you. This is what one of realtor told me.

I would never buy a house within proximity of a power plant. Power plants pollute the local rain water and ground water despite claims to the contrary. The reason people buy near such areas is because the builder makes it attractive and buildable land is generally scarce in Philly metro. That doesn't mean it is a good investment, it almost certainly is not. If just 10%-20% of those shopping for a house in that town won't buy it because of the plant, your value will suffer.

Nuclear power plants do? To the point where it would actually impact someone's quality of life? I want to see a citation for this.

Conshohocken area has several regional rail stops and is also fairly convenient to KOP, Norristown, and Collegeville. It's central to all the major area highways and there is a good amount of new construction. I don't have kids so I can't really comment on the school district.

Check out Cedar Heights. It's a tiny neighborhood off the main conshohocken grid (it's actually whitemarsh) next to North Lane. Several nice new single family homes currently under construction in your price range.
