Hi:

I am looking at a house to buy in the zip code 85225. It is located on Cooper and Chandler. The subdivision name is The Springs. The listing price is $260k which seems like a bargain considering it is a lakeside community (the house itself isn't by the lake). Has anybody heard anything bad about this area? Why is it so cheap compared to other lakeside communities?

Oh, I forgot the details about the house. It's a 1500 sq.ft, 3bd/2ba house. It was built in 1995 and just renovated. Again the listing price is $260 which is comparable to other houses in that subdivision.

Chandler Blvd and Cooper? Not the best of areas. I know that subdivision and you can do better than that for that sqft. Check out 85236

Why is it not the best of areas? Crime? Sex offenders? I checked out 85236 and it's all the way in Higley. I want to stay in Chandler or near Chandler/GIlbert border. What about superstition springs? It's on Ray east of McQueen.

I do know this is close to downtown Chandler, which is somewhat run down and has a east side barrio on Chandler/Arizona Blvd. But I must say Superstitions Springs is a beautiful sub division. I do some work over there and it has a great feel to it. It is though surrounded by not so great older areas. 1/2 the store fronts on Arizona Ave. are thrift stores and dollar stores. That said, I do go shopping down there and have never been bothered. The grocery down there has some great products from Mexico. Good for cooking. There is a lot of hispanic culture in old Chandler. It all depends what you like I guess. I like a little culture myself but you may not feel safe. You probably will be safe, just not feel as safe. A lot of homeless down there.
Why do you need to stay on the Chandler/Gilbert border because that area is not the best of Gilbert or Chandler.

I would like to live close to work, which is near Elliot and Arizona.

You know those houses were about $160 a few years ago and the real estate market is tanking bad in AZ. I say rent in the area first and then figure out where you like before you buy.

That's what you should do,really. There are a lot of rentals in Superstition springs and you then could make sure. The problem is if you buy you might not be able to sell if you don't like it, in our market right now. There are a lot of new subdivisions east of where you want that would be a short 10 min. commute to AZ/Elliott. A lot of sites have rentals to check out here, Desert Wide Properties, Remax, etc. Just google homes for rent Chandler/Gilbert. There are tons. Rental Homes in Mesa Arizona at the Superstition Springs Village Unit 3 Subdivision

I agree with what everyone just said about that area. If you are working on Ray and Mcqueen look at Finley Farms,Greenfield Lakes,Higley Groves,Holliday Farms,Agritopa. These are not far, you don't want buy anything that close to McQueen and Ray it's a troubled area.

I agree rent for a little longer the market is tanking.

Superstition Springs is ok but I would stay west of Power.

For that price, it is not that bad of an area. McQueen & Chandler (within a mile or two form The Springs) has some sketchy apartments, and the "downtown" area of Chandler doesn't really start until Arizona Ave. (within 3-4 miles). There are far worse areas in Chandler than The Springs. For that price, it sounds like a fairly good deal (assuming the house is in very good condition, etc.), and it would be about a 15-20 minute drive to Eliott and Arizona, even with traffic.

However, as most people mentioned, the housing prices will continue to fall, for at least the rest of the year. I would be more concerned with that factor, than the area you mentioned.
