How is this area as a decent/nice place to buy and own a home?

How far east? How far west? It's hard to get specific about a really large area, but generally, yes, I would say so. There's some variation in the size and age and type of housing depending on the exact area.

Everything West is nice and newer(some older pockets in SunCity). It's almost all Hoa's. All after 59th.

East of 43rd is more hit or miss. It is still a safe area. Some areas are more run down. Some small streets will have weeds and peeling paint on every house. The street right behind it will look beautiful.
The area between 43rd and 31st is neat. It's full of horse properties with small neighborhoods interspersed.
East of I-17 to the 51 is hit or miss. still safe.

I think the area between 43rd ave and 51st (north of union hills + south of 101) is one of the best values in Phoenix, especially if you don't mind a smaller home - very few top 1400 sq/ft in that area. If you can fit your stuff into less than 1000 sq/feet, there was one that popped on MLS today for $59k, fannie-mae-owned that looks to be in very nice shape.

My brother has lived in that hood for over a year now, it's quiet - and his HOA includes a nice community pool/park for $27/mo.

The last time I checked, that zip code had sales from $50k to $500k, so there can be quite alot of variation - closer to Arrowhead the prices go up.

FWIW, don't forget about the city of Phoenix's Neighborhood Stabilization Program -

I'm not sure if they have any money left, but they did have a $15k no-interest/no-payment, "pay it back when you sell" loan available -

if you don't mind jumping through some hoops.

FWIW, it's still city of Phoenix until you hit 51st avenue, but it'll have a Glendale mailing address.

That area is in zip 85308.

You can check any area with this link to see homes and prices. It gives a good general view of most areas, it’s a little tricky to use it the first time but you’ll be able to navigate it with a little practice. I was able to find the zip code with the zip code web site entering general cross streets.

From what I remember of that area there’s no issues or problems that I am aware of.

I mean within a few blocks east or west. Appears like 25 yr old homes that are well kept up and cute. On the smaller size as someone mentioned, but I am single so it doesn't matter to me what size. If larger than I need, I can rent a room out to pay the monthly bills and heat the pool/jacuzzi with.
