While surfing around google-maps I clicked on a real pretty area called Sun City. Every house looks immaculate, and they all have stones instead of grass. Can you tell me anything about that neighborhood? Do any young people live there or is it strictly a retirement community.

Sun City is strictly a retirement community and the one city with the highest average age. If Sun City Grand (the newest of the Sun City's) is going after Baby Boomers, then Sun City is filled with their parents. All of the Sun City's used to be a part of my sales territory and I went up there 2-3 times a month to visit my accounts. My view was that Sun City residents all seemed to be in their 80's & 90's, Sun City West was people in their 70's & 80's and Sun City Grand was late 50's and 60's.

What will be interesting to see is what happens to Sun City in 10 years. The city is filled with mid-century modern homes and that style is really popular with Gen-X'rs who many of them will be eligible to live in SC within the next 10 years. My hunch is that in 20 years Sun City could be filled with Gen-X hipsters as the original settlers of SC die off.

My Grandmother has lived there since 1967 and
my Mother since 1986 along with some Aunts & Uncles
they keep pretty busy as I have to almost make an appointment to see anyone of them

Sun Citizens have a huge amount of pride in their
property and look out for their neighbors

90's! Hell at that age you could just as easily store them in a warehouse with sheet dividers. Give them a little picture of a cactus to look at.

Sun City the average age is 70, Sun City West it's 65, and Sun City Grand it's 55. People moving into Sun City the past 10 years are younger and are renovating, updating the homes they live in. In Sun City one person must be at least 55 years old residing in the home, anyone 21 or older can live with that resident. Sun City Grand one person must be at least 45 years of age residing in the home.
You can 'google' any of the Sun Cities for age requirements, HOA requirements, assessments, amenities, taxes, all types of statistics, etc etc.

One of the things that I thought was interesting about Sun City is how high the percentage of childless residents are. Used to have a bunch of banks in Sun City as my clients and remember talking to a new branch manager of one of the banks. As part of his training, he got a detailed demographic profile of the area his bank was in. Forget the exact statistics but it was something like 60-70% of most married couples have kids, but in Sun City it was almost half of that. So Sun City seemed to be filled with people who never had kids and don't want to be around kids.

Should be an interesting time to watch Sun City. When I started going to Sun City for business 15 years ago, the Sundome would book swing bands and the occasional 50's rock & roll revival. Last time I was in Sun City they had Bob Dylan booked at the Sundome. If this trend continues we will see Grand Funk Railroad and Alice Cooper playing in Sun City 10 years from now.

Don't know where you get your information but the majority of people in Sun City (probably 90%) had children and are proud and happy to talk about their grandchildren and great grandchildren.
The Sundome is owned by Maricopa County and awaiting renovation when funds are avaiable.

Got my information from the branch manager of one of the local banks. The bank gives each manager a very detailed demographic profile of the area within 5 miles of his branch. The demographic profile tells the branch manager things like average income, average age, how many homeowners vs. renters, average income, average retirement account. Banks pay big money for these reports and the reports are very accurate.

This was over 10 years ago, so the data may have changed, but I saw the report with my own eyes. Like I said, don't remember the exact figures, but the average couple who lived within 5 miles of this bank branch was almost 50% more likely to not have kids than the average married couple living outside of Sun City. Not saying that it is a good thing or a bad thing, just thought it was interesting. Maybe all of Sun City is not like this, only this particular branch on Bell Road.

I worked in Sun City years ago. It's quiet and peaceful. And, no cooky cutter houses. People are respectful toward each other. Older value system of taking care of your property and not irritating others.
