Buckeye? Why are homes so cheap? (Phoenix, Glendale: foreclosures, employment, construction)

Just curious and maybe this has been answered before but I will be moving to Goodyear AZ in June but I keep seeing all of these nice homes in Buckeye for so cheap it seems to be very close to Goodyear so what gives?

More foreclosures weighing down prices? 10 more miles? Reputation? Lack of amenities? Buckeye is a drive 'till you qualify place except for maybe Verrado. It's "time" has not yet arrived. I think it got ahead of itself in the boom and now reality has set in.

Because Buckeye, Goodyear as well, is no where remotely close to Phoenix. You may as well move to a dirt field in the middle of South Dakota. Good luck living in the middle of nowhere.

Buckeye is not really any farther from downtown than Peoria. Housing in Peoria is still OK (by which I mean it hasn't dropped as much), so distance is not that much of an issue. It may be that I-10 west of town is undersized, and is now under construction to fix that problem. I think the big problem is the lack of amenities out there. Like Ponderosa said, it got ahead of itself in the boom, but the economy crashed before it got a chance to beef up.

If you think Goodyear is in the middle of nowhere, you need to take a tour of the town. There has been a lot of building in the past few years and it is a beautiful city with lots of amenities.

My advice would be to consider WHY you are moving to the Phoenix area. Hiking? Work downtown? Weather? Do you plan to escape to northern AZ on the weekends? Whatever it is that you will want to do, how easily can you access it in Buckeye?

There just isn't much to do in Buckeye. It is far from the city and lacks its own town center. Traffic from Buckeye to almost anywhere is probably gonna suck.

Also, the West Valley has been plagued by "Cookie cutter" housing developments all over the plalce. Home values have tanked and I think that the general consensus is that there is nothing interesting so far out of town.

We were in that new subdivision in Buckeye west of Surprise 15 minutes down Bell road. Festival Foothills I think it is called. 15 Minutes down Bell road is the key words. That was just to the outskirts of Surprise. It will take an additional 15 to 30 minutes each way just to run out for anything you may need. It's nice out there. Mountain views, secluded. If you work from home, or dont work at all it would be great. Not much else out there but Cactus.

Buckeye, Queen Creek, Maricopa, All the same with fast development, poor planning, not much in the employment market other then retail. The question should be: Why bother?

The reason its so cheap is simply the old saying "location, location, location". The demand is for Scottsdale and Paradise Valley because they offer everything. The other areas even though there are some decent homes in areas like Glendale are so detached and your surrounded by undesirable - unmotivated people.
