Hi,
Anyone live in Avondale? If so how do you like it? Nice area? Any particular part to stay away from?

I live in nearby Goodyear. For Avondale the advice I normally give is stay north of the I-10. However, there are areas south of the I-10 that are nice and just fine. The main area to avoid is south of the I-10 and west of the Agua Caliente River. Even that area is not horrible, just lower income, older homes and higher crime. I still frequent that area to use the library, shop and eat, and I don't feel unsafe.
Other nearby places to consider are--to the west--Goodyear, Litchfield Park and even Buckeye and--to the north--Glendale and Peoria.

Before the recession hit, Avondale was making all the right moves in terms of city staffing, zoning decisions, bond and development projects and so forth. They got nailed badly by the housing crunch with a large number of foreclosures and lost sales revenue. It will be interesting to see if Avondale comes charging back or goes the way of west Phoenix in the coming years.

The city seems to operate pretty well to me. They got the award for the year 2010.

The Government Finance Officers Association of the United States and Canada presented Avondale with the Distinguished Budget Presentation Award for its budget.

The city's Finance and Budget Department was among this year's award recipients, recognized for its efforts to improve quality budgeting and provide an example for other governments throughout North America.

Another good visionary decision by the city.

The City Council on Monday directed staff to tweak a zoning ordinance to allow administrative approval of site plans. This would speed up the approval process by about four months, giving Avondale a competitive edge.
