I decided to start a seperate Pinal County specific thread on housing in case anyone wants to talk about is specifically.

The February MLS stats were released today - www.armls.com

The Feb 2012 TOTAL Sales - 714
This compares to 620 in Jan 2012 - approx 15% increase - but slightly lower than Feb 2011 numbers of 761. We must remember that there was an extra day in Feb this year so that has to be taken into account - but at 24 homes per day, that is still above last month.

The BIG news is PRICING -

Feb 2012 - Median SFH price - 102, 000. This compares with 97,000 in Jan 2012 (approx 5% increase in single month), but WAY above Feb 2011 median of 85,000. This shows that the lower end homes are just NOT there in the same numbers as they once were, hence the median is rising.

The AVG SFH price isnt quite so dramatic. The Feb 2012 avg sales price was 115,670 vs 114,066 in Jan 2012, but still WAY up from the Feb 2011 avg of 102,851.

The available inventory is also continuing to go down. As of 2/29/12 there were 1970 active listings in Pinal county and 1170 pending listings. At the end of Jan 2012 there were 2113 active listing and 975 pending. Back on 2/29/11 there were a whopping 3476 active listings and 1275 pending.

Remember this is for all the areas in Pinal county that are covered by the ARMLS (I dont think they cover the entire county, especially those areas to the far south), including Maricopa, San Tan Valley, Casa Grande, Florence etc. So these numbers include some really varied markets and the more "urban" areas are probably even doing slightly better.

We seem to be following the greater PHX trends, or maybe even slightly better.
