There are lots of dirt roads in Gilbert, Queen Creek, and San Tan Valley. You can definitely make it to Sky Harbor in less then an hour from Gilbert and parts of QC, depending on time of day and traffic. I don't know anything about what's for sale in the area, but wanted to let you know the area might work for you. There are tons of horses out here. We see people riding them all the time.

My only concern would be whether or not the property is on county land. I could be wrong, but I thought you get different emergency services access when you live on county land. A friend lived on a farm on county land in Gilbert and had a horrific situation b/c of EMS. It was 10+ yrs ago, though, so maybe things have changed. Or it's possible I was misinformed. You might want to check into it. It's usually not an issue for most people. But it's just something to consider.

You don't get different emergency services access, you get different organizations which respond. Also, rather than having all services included in your property taxes, such as fire & EMS, you pay a separate annual fee.

Yes, that's what I meant. You get different emergency responders, rather then the city providers. Thanks for clarifying.

And it's the county sheriff that responds instead of the city police department.

There's a county island in Mesa that is a retirement community. There is a county sheriff sub station right in the community, so they get sheriff patrols through there all the time.

This is correct. It's not exclusive to county islands though, since not all towns have their own police department. One example is the Town of Queen Creek, who hires the Maricopa County Sheriff's Office to station several patrol cars in town at all times. (Unlike some unincorporated areas and county islands, this is included in TOQC's property taxes.)
