For the Phoenix area, the only one I find reliable, totally up to date in real-time, and able to filter all my criteria is Captain Bill's site, so I don't even bother with the others I was using anymore. I wish there was one that good for Tucson too, as I'm looking there as well, but there is nothing that comes close for that area.

One person in the home in Sun City has to be 55. They don't bend the rules for percentages of those under if they are the primary resident/owner. I know Trilogy/Vistancia does allow for younger people to buy, but the budget wont work for you.

That's the one I've been using. It's not bad, except it won't let me filter out what's already under contract, so I have to let the entire list load, which is time consuming on my slow internet. I think I got spoiled by Capt. Bill's site. LOL

Interesting. I had read somewhere that they do allow a certain percentage of owners under 55. I guess I can strike Sun City off the list then.

I have a website portal set up from our realtor that shows homes available that meet our criteria. We have it set to show any 3+ bedrooms that are $100,000 or under. Right now there are 2 in the whole STV and QC area that are not yet pending though I'm sure they have multiple offers. Things are really changing around - it's almost unbelievable!
