85028 on the east side of 51 - Is this a good area? Is it safe? Are the schools in that area good? How is the commute to downtown?

Some of that area is really nice and a little bit of it isn't. You can go west of the 51 and south of Shea and it's pretty nice for the most part. I went to high school right there and my best friend has lived there ever since. It's a safe area and very easy to get downtown (except for traffic!). It's not one of those far away areas. I think the schools are still very good. My friend worked as a teacher at one of them and she said it was pretty good. She worked at Larkspur Elem. There's Shea Middle and Shadow Mtn HS. The home values dipped a tad but are still high for the most part in that area. My friend's house is 1700sf and is worth about $350 in today's market. Last year it was worth closer to $400k.

Default east of 51?

What about east of 51 in that same area? I'm not looking to go west of 51. Thanks for your help!

As I said, it's mostly nice with a bit of smaller homes that aren't kept up as well. The area south of Shea but east of 51 is more expensive (bigger homes). I wonder why only east of 51? Well, I guess most of the west side of the 51 isn't that great, except for the area that I was referring to.

Yesterday, I drove through the area west of the 51 (south of cactus-north of shea) and forgot how nice that area is overall. It's better than some of the area east of the 51 (depending on how east you go). The homes start in the $300k's and go up a lot. It's when you go north of cactus that it gets not as nice.

This has always been a good area. I have fond memories of cruising around Shea in the 90's. THose were the days.

The zip code area of 85028 within the boundaries of Cave Creek Rd at Cactus Rd going east,
and anything South of Cactus is very nice. Even the small tract homes built by Master Craft homes
circa 1970 are pretty decent. This area is pretty awesome compared to the rest of Phoenix.
It's close to the Biltmore Fashion Square, Scottsdale Fashion Square, Kierland Commons, Desert Ridge
and Paradise Valley mall (losing tenants). This area is close to Sky Harbor Airport, practically
all of Scottsdale and the best shopping, restaurants west of Bal Harbor shops in Florida, and east of Rodeo Drive, The homes are way underpriced for what you get and compared to the rest of Phoenix.
Evrything is here. Hospitals and the best doctors around, decently kept homes and superb shopping!

I live in 85028 by the preserve South of Shea (east side closer to the town of PV). I think that east of the 51 by the preserve and even b/w Shea and Cactus (but for the most part east of 40th excluding being South of Shea) is one of the better neighborhoods in town..better bang for your buck and mostly older homes and more stable in this depressing home environment. Lots of people doing outdoor activities, friendly, kids, etc. My understanding is that the schools are good but Shea Middle School has become a bit shady in recent years as west of the 51 has not been as well kept of an area.
