Can some explain to me why this home listed for sale has sold 6 times since March 2012 using the same MLS number and the same price evertime?

MLS #4695119
Is this typlical?

I only see this property having sold once for $75,000 on 12/31/2012 per MLS, however it is not yet recorded with Pinal County, which can take them awhile. Realtors do also mess up sometimes and a property goes to sold when it never actually sold, or a listing expired. I see an expired listing for $55,000 same time the year before and the previous sale was $126,646 on 06/30/2008.

Redfin does show the multiple "sold" notations the OP is asking about. I wonder, since it's evidently a short sale, if that had anything to do with "sales" not actually happening, or being delayed, or....

I have it in my favorites on Redfin, and it shows status changes every other month. I'm sure in about a month it will show back on the market...

Hi,

We bought a short-sale house this summer, and it showed up as "sold" before we actually closed. Apparently this is what happens after some time elapses from the time of contract, if the selling agent does not take any action to "refresh" the listing. That's my memory of the issue anyway.

Redfin is using mls data, not the other way around. Realtors dont have any access to redfin.
So if mls doesnt have a sale recorded, redfin is wrong, and no one is plsying "games".

So if redfin is getting their info from MLS, then why does it shown the multiple sales? So if the home was sold according to MLS, when was it sold?

This was a short-sale..

listed originally january 2, 2012 for $55k.

probably an insider deal, since the listing went "live" at 2:01pm, and "pending" at 2:04 pm.

when you set a listing to "pending" status, the agent has the option to set a "drop dead" date, so they don't forget to close it out. it looks like the agent set that "drop dead" date as 90 days in the future..
so on 3/31/2012, armls *automatically* set it to "closed..

The agent figured out that the status was "closed", a couple days later & re-set the listing to "pending" on 4/2/12.

the agent set a new "fallthrough" date for a month later..

on 5/10, the agent raised the list price to $75k, and set a new "drop dead" date of 8/1...

on 8/1, armls *automatically* marked the listing closed, and later that day the agent marked it "pending"..

the agent kept marking the listing "pending", and armls kept marking the listing "closed" at one month intervals from then on..

on 1/1, armls automatically marked it closed.. so I don't think it actually closed, and you are correct..

it will probably show as "back on the market" and "pending" in a few days, since there is no record of a sale at the recorder's office..

The house is not and never has really been "on the market".. the agent had a buyer lined up within 3 minutes of putting the listing to "live" status.. probably himself, a friend, family member, etc..

Another "3 minute realtor" using the MLS as a tool to defraud the lender..

In that respect the agent is playing games..

This house was never on the open market.

Potential buyers will see it as a "comp", but the price is a fairy tale, not the result of the free market.

But the multiple sales are a defect in the redfin system..

Clear as mud?
