Hey folks! New to the forum here. My wife and I are looking to purchase a very nice home off of Ray Rd and McKemy in S. Chandler and noticed that it backs up into some railroad tracks. Wanted to know if the train schedule will be a factor and what the noise level is...just hope that it doesn't affect our purchase decision...we both love the location! Been trying to find out which Rail goes through, but I can't find anything!

Those railroad tracks in the West Chandler area are used somewhat frequently, I use to live in the Tempe portion of Warner Ranch, about a mile from the tracks and I could hear the horn now and then. I wouldn't want to live there, plus there are powerlines too. Just my opinion.

The power lines would kill the deal for me before the concerns of train noise.

My buddy lives about 1/2 a mile from train tracks in Queen Creek and it is loud from his house.. I would go nuts if I had to hear that all the time, of coarse where I live now the traffic down Tatum and Thunderbird is fairly loud during rush hour and I don't hear that from inside the house.

I don't know enough about any heath risks to speak intelligently about them as there may be none at all, but for me they're a huge eyesore. I wouldn't want to sit in my backyard with the lovely view of a huge transformer. If it's a non-issue for you that's good, but be aware that future buyers will have to consider them as well.

My dorm freshman year of college backed up to the tracks in Tempe (it looks like the house is about the same distance I was from them, you can see it here https://maps.google.com/maps?oe=utf-...&ved=0CJYBELYD) and it was the most annoying thing ever. The trains use their horn at night and since it was right by the Rural Rd crossing they would blow the horn right outside our window in the middle of the night. I don't know if it's the same when they cross Ray, but it is LOUD. And forget leaving the windows open on a mild night if you aren't a heavy sleeper like me. It even woke me up occassionally with the window open and I can sleep through almost anything. It's still loud enough to be annoying when they don't even use the horn, so for times when you might be outside it would get pretty annoying. Some of the trains are very long.

thanks guys! what a great forum! anyway, i just came back from checking out the neighborhood and ran into the neighbor across the street and he said that he''ll hear the train go by at night (early evening) but it doesn't shake the house or is very load. This area (Ray/McKemy) is also a "no horn" zone so you just hear the trains go by.

Anyone know who I would contact to see if there is a train schedule? Maybe UP Railroad?

The train noise would not bother me but I would never buy that house because of future problems with resale. You're just asking for trouble down the road.

Exactly! To the OP, you've got two red flags there: power lines AND railroad. You don't want to buy that house because it will be difficult to sell it for those reasons. The area is really nice though.

Even if there is no evidence indicating health risks with power lines, it is generally PERCEIVED to offer negative effects which is important when determining the value of your home.
