We are selling our home right now, just put it on the market a week ago. Our realtor said we have about 50/50 odds it will be a cash offer from an investor, and also that he thinks there's a chance we could get multiple bids and end up with a little over asking price.

Only time will tell, but I can say for sure that we'd definitely not take 10% under any time soon - that's a huge loss!

Well, the ARMLS stats came out today (www.armls.com) for January - first time in a few months - FLAT!!

In Pinal county the NUMBER of home sales was down considerably both month over month AND year over year. Some of this could be due to the lack of inventory talked about - EXCEPT that listings are UP both m/m and y/y also.....

The pricing wasnt down much (couple hundred on the median), but it wasnt continuing up as it had been last year...

We ll have to see what happens...

How does that compare to Maricopa?

Detroit - I didnt dig deeply into the Maricopa numbers since I live down here in CG - however, they are posted on that site - it appears the Maricopa median did go up a bit in January vs December, but the inventory is going up there also as here in Pinal....

I pay closer attention to Pinal than Maricopa - but the point is things may be flattening out a bit as more people are able to and are trying to sell as the pricing has increased....that may mean you will in fact have slightly more negotiating power since inventories are up....

All dependent on neighborhood of course....

Yes, but the number of buyers is likely increasing as well.

What I've been seeing in Gilbert and Chandler are home which are well-priced just flying off the market with multiply bids.

As if the idea is to price the home $15,000 or so under the market and wait for the bidding to start.
