I am considering a property in Sun City that is a few blocks from the western border and does not look like it is that far from the mining operations along the Agua Fria riverbed north of NW Grand Ave. If anyone is familiar with this area, I would really appreciate your views on how noticeable the noise and air pollution from the mining operations is and how far it extends into Sun City. While I don't consider myself to be a highly sensitive person and currently have no respiratory issues, I would not want to be in an environment where the noise or air pollution (over and above the general level of pollution in Phoenix) is frequently noticeable. While I understand that this is a subjective issue, I thought it would be helpful to see if I could get some feedback from the forum.

Thanks very much.

Youngtown borders most of the sand and gravel operation next to it. They are the ones who use to complain. You can contact their city administrative offices about any concerns. They had a battle with the sand company a few years ago.

Sun City has only a few 1 acre lots at the SW corner of SC next to Youngtown near the sand and gravel pits. As far as I know they have had no issues as of lately.

The sand and gravel pit a few years ago, which BTW is leased from an Indian nation, did have a lot of controversy about noise and dust control but I think those issues have been resolved.

There is also a Parks and Son's landfill in Youngtown near that sand and gravel area for you to check out also.

Here's a geological study from 2003 about the sand and gravel company and asbestos:
