I think it might be. I've checked out a lot of Sun City real estate on both Zillow and Trulia. There are many that have been rehabbed/updated for between $50,000 and $100,000. The ones I mostly checked out were in the original Sun City area and unattached homes. I remember when Sun City was planned and built and always thought I 'might' end up there one day.

Yes there are a lot of them on the market in that range. Hook up with a realtor that specializes in Sun City and you'll have a field day or two looking. It costs nothing to look and you'll see some bargains. Now is the time as the prices are starting to move upwards.

Yes.

We felt it was worth it and love our little remodeled shack here.

Regarding the condo's...they were not our cup of tea and we like being separated by a considerable sized lot rather than attached to someone's kitchen wall. Your HOA is more but you would not have to take care of the yards. We like doing our own landscaping and also do not care for the open greenbelt behind some of the condo's or the walled in prison like structure around the ones by Thunderbird and Del Webb. They are very nice inside but I guess I need a little elbow room.

good for you all. I love those original 60s DW ranchers, and with a few upgrades are better than anything Pulte, etc. have ever built.

A friend of mine got a fantastic deal on a duplex in the original SC a couple of years ago. He loves it. Different than a condo, but worth a look, perhaps.

Absolutely. In fact, if you can get a 2 BR/1.75 or 2BA with a one car garage and SF > 1200 in excellent condition in a good COA (I think almost all of them are), for that price range you should jump on it. We bought ours last year and now could sell it for about between 15 to 20K more. That's how much the prices have risen. However, the market has started to stabilize again in the area in the past several months.

As for the noise, I am in the middle of two units and I cannot hear my neighbors on either side through the walls. However, if they are out on their back patio and I am in the Arizona Room in the back, I can hear them. Most folks are older and pretty quiet in our area in Phase III.

I would strongly recommend getting assistance from a real estate broker in the Sun City Area.[sorry, realtors are the one thing you cannot recommend] Good luck!

Ditto the one time Capitol Improvement Fee being worth it. Take a look around at Sun City and visit the Rec Centers and see how well maintained they are and it looks like a bargain.
