For those who have the $$$"s, there are a lot of frugal millionaires (SSG) in Surprise. Not too surprising to me.

I agree....the "millionaire next door" types pretty much everywhere.

I guess what surprised me is with a population of 120k or so, I would have thought there would at least be a handful of million dollar + homes floating around the city. Color me wrong.

There are some on the market for close to that. It seems to me that there have been a few in the past, but my memory may be faulty.

Good point.....perhaps at market peak back in 2006 or so.

This peaked my trivia interest so I looked it up on the MLS. I went back the farthest I could by date which was January 1, 2003 and found two listings in Surprise that sold for at least a million dollars. They have Surprise addresses but are part of the Sun City Grand planned community by Del Webb and are age restricted and are former model homes. They are on the same street and closed escrow in late 2007 and mid 2008, surprisingly not at market peak....pun intended.

Of course that is the sale price and is nowhere near the property valuation which for 2014 is 602K for 16085 and 546K for 16091.

Thanks for digging-up that information. I looked at them both (google earth as well as looking at them using the street view). They are very nice homes backing up to the golf course. Around 3400 square foot one level on a nice lot. They also back-up to a large man-made mini lake on the course. That's as ideal as can expect.

That all said, the land value must really be a big part of the home. Even if it is completely pimped-out, I don't see $1M. Maybe $600K. But if you have the $$'s, it's o.k. to overpay. You cannot take it with you.
