Calling all Surprise locals! We are moving to Surprise next month and we are down to deciding between 2 different homes in different neighborhoods. One is in Orchards and the other is in Surprise Farms. I would just like the locals advice on which neighborhood is in a better area for raising small children, as we have 3 year old twin daughters. They're both the same price per month for rent and both around the same square footage. Ideally we want more convenience in proximity to stores and walkability. The one in Surprise Farms is right next to a new school apparently and has a better backyard. Our realtor that we're using says that the Surprise Farms house is "far west". So which would you choose from your knowledge & personal experience? Thanks in advance for your input & time!

I'd suggest mapping out both homes and looking at all the stores and businesses nearby to see what location works best for you. Both are in close driving distance to most things one needs to live. If you plan to commute to your job, which house is closer to your work, access to a freeway like Loop 303, etc. Again, I really don't see a huge difference in either. You're close to 303, Bell, and Greenway in both places. I'd also suggest visit both places and see what one feels best to you.

As for raising kids, unless you pan to rent in a retirement community which you aren't, I don't think any development in Surprise is going to give you much difference in the make-up of people who live there. Most of the newer neighborhoods have a mix of different age groups, some families, no families, older, younger, in between, etc.

Orchards is a better location in terms of amenities. Parkview Elementary, Valley Vista High, spring training, the library, surprise lake, Surprise City hall, and Surprise communiversity are within walking distance.
