We ended up having to evict a long-term tenant and need to dispose of personal property left behind. We followed the ALTA, so we're solid legally. We were unsuccessful contacting the tenant at the last known email address and phone number.

Any advice on how to efficiently dispose of the personal property? Is there a charity or service that will take the contents at no cost to us? It's clothes, furniture, personal effects, and some artwork. While we could legally sell some of the items, we've been told that can open a can of worms. We really just want to get the house rented again.

Call St Vincent de Paul,Salvation Army, or Goodwill. For a lot of stuff, they will send a truck, and give you a receipt for tax purposes.
