A lot depends on industrial/commercial building which draws people to the subdivisions currently building/on the planning boards.
REI is currently building a large facility where they are supposed to use as a manufacturing/warehouse and I'm told more are considering building in the International Trade Zone out there as well.

There's a whole bunch of infrastructure going in all along the 303 corridor specifically water mains and power lines which are bracketing farm land that's been slated for housing for years. Specifically the plot of land owned by Prasada Homes between Cotton/Citrus/ Peoria and Cactus, and Elliot Homes on Olive/Northern/Cotton/Citrus.
Unless they were planning on the start of some development they wouldn't spend the $$$$.

Boo! The charm of the West Valley is the farming, anybody else miss the citrus groves? Thanks Surprise! Who needs MORE stucco blobs and pink rocks.

Just as an FYI, some of the land being developed is technically in the County and being fought over by Glendale and Surprise. Personally I hope surprise wins for various reasons.
