Looking at this builders local developments it appears they specialize in larger homes.

K. Hovnanian Phoenix Developments Map

Because I was curious what they might build I looked through their local developments in the sq footage range mentioned. The closet thing I could find that fit the 1,600 to 2,220 square feet range was

Traditions at the Meadows Development in Peoria

The houses in this development range from 1,678 to 2,983 sq. ft so obviously some of the larger models would be too large for the proposed project. The plans are likely to different since many of these are 3 bedrooms and the Sun City development plans to have 2 bedrooms. But it is interesting to see examples of homes from the builder.

How big are most of the houses in Sun City right now? It sounds like they are trying to provide newer, larger luxury home alternatives to existing housing.

A high percentage of the single family homes in SC are over 1600 sq ft with the range 1900 to 2400 being very popular. The lower sq ft homes are mostly found in phase one and the condos scattered throughout the city.

Some of the condos are 1600 sq ft plus. Many folks have enclosed part of their patios and made them into Arizona Rooms. There's some form of housing for everyone 55+ in Sun City.

I am wondering what kind of pressure this will put on existing homes. My guess: those patio homes and other "communal" types of housing will not suffer because people who want this type of housing will still want it. Larger existing single houses may suffer, depending on the price point for the new houses. Any ideas from SC dwellers?

Actually, we have a Sun City single family home (about 1300 Sq ft), with a oversized double garage and a generous sized lot. We like our modest sized home and room for citrus, roses and other landscaping plants/cacti, that we may choose to have. We spend more time out than in, so our patio/yard space is important to us. Everyone has their priorities, I guess. We got our home for well under $100K, so we're really happy. There will, always, be lots of people looking for inexpensive homes or fixer uppers in Sun City. The Baby Boomers have only begun to arrive from the cold North country.

The people that buy the new homes will be a different type of buyer than usual for Sun City. The existing homes will still be selling to the same type of people that are buying them now and bought them in the past. The new homes will mostly go to people that would have bought somewhere else if not for the new construction.

Some people will always put the home before the amenities. I am not one of those. I did not move here to sit home.

We also chose amenities over house. We have always built our homes in the past....custom homes, or had new builds. So we have been a bit spoiled in the past. This little house we remodeled is by far our favorite home. We made it our and no other home is like this one.

I'm definitely choosing amenities by choosing Sun City. You can find a great house most anywhere. You can't find this combination of amenities and good management in many other places.

The K. Hovnanian building process is coming along. A few days ago, I spoke with a utility company representative who just happened to be mapping the utility spots again on the lots where the new homes will go up. He said the build should start in about a month or less. Should be a quick, painless build because the lots are all good to go with utilities. Interesting, I just happened to be driving past there at around lunch when this was happening. Someone from another message board also mentioned something about a new access road going in there.
