Yes, Verrado is not yet finished. That is how every development starts out. Yes, it stalled during the recession and looked like every other stalled development (which was every unfinished development) at the time. That is simply no longer the reality.

The prices of the homes per square foot are in line with other homes in higher-end developments in the west valley. They are not overpriced in comparison with the rest of the market in the west valley, which I watch pretty closely, and in my opinion offer a pretty good value considering the neighborhood amenities you get to boot. The distance is indeed a factor. At one time in history, it was a factor for SCW as well, lol.

I simply do not know what data you are looking at or when was the last time you were there, or if you did not see ANY of the other developments (unfinished) after the bubble burst.

You're just off base, and I don't know why you seem to have such a negative focus on Verrado in particular.

I don't live in Verrado, don't have a dog in the fight, but you just do not have your facts straight and I wouldn't want someone who hasn't been there to take your word as truth.
Verrado is what it is. A new subdivision that based on a sq. ft. basis is over priced for the area. You must remember how far west it is. Most of the people who live there are working class. It's a long drive in for many of them.

If you look at surrounding areas like Buckeye for example, your money buys far more than it does in Verrado, for the same basic type of home constructed in the same manner. The fact is Verrado was, is, and remains unfinished. It's no where near as far along as say Anthem, or Sun City Grand. Now, perhaps eventually in the long run, they'll finish it. The problem is in the long run we'll all be dead.

It's up to the consumer, and what they like. No one is going to buy a home there without looking at it, along with the surrounding community very carefully. When they do they'll see a great many unfinished lots, along with a lot of other things. If that matters to them for what they're paying to live out there, only they can surmise for themselves.

I'm trying to figure out why I should care one way or the other about Verrado, wherever that is, vs. Sun City West.

For the record, I don't know where either are without Googling. I think the Verrado songs are catchy though. Is Verrado the poor man's DC Ranch?

I like the one that suggests the neighbor gives treats to the ladies as well as the dogs. Very Verrado.

The Cox 3d printer that made candy was the most annoying ever. It ran nonstop for weeks.

Actually, Verrado is being developed by the same company (DMB) that has taken over the development of DC Ranch so the similarities are intentional; they have a definite architectural and community philosophy shared by all their projects. They are also the developers responsible for Marley Park in Surprise.
