OP, how about searching in south Tempe?

It's family-friendly and safe but fairly close to everything, and there are neighborhoods with character.

It would probably be cheaper than the places in Phoenix you've been looking at, Arcadia is going to be way above your pricerange.

It seems like Tempe would fit what you are looking for. There are countless homes with so much character, and quite affordable. What's nice about Tempe is if you are North of Southern, you can comfortably walk to the Mill Ave. District and several nice parks in addition to great restaurants, galleries etc. We spend many nights walking Tempe Beach Park and just strolling around.

A lot of areas are older and more mature, minus the stucco-clone look. $300k is cutting it tight for nice centrally located areas, but there are some homes out there "around" $300k and still in good areas.

I came from DC and this is just about the opposite of DC out here. I agree with the Tempe recommendation, the recommendation to stay away from West Phoenix on the whole, and also to rent for a year or two until you get your bearings. Take some time and wander around Phoenix by car. Go through the side streets and neighborhoods to get a good feel of what's there. You'll find neighborhoods that are very nice, but that nobody ever talks about because they aren't the "hot" areas right now. Some are just older. It's easy to tell the crappy neighborhoods pretty quickly. Don't trust real estate photos because everything looks perfect when the pictures don't show the dumps on either side.

I agree, except many areas in Tempe that are north of Southern Avenue are more for the college age crowd ... not necessarily for the young couple starting a family. If it wasn't for that, I'd also recommend Tempe due to the OP's desire to live in an area with character, and avoid the cookie cutter style of homes & WalMart type of businesses.
