I dunno, I'd prefer to be served by CAP and then be forced into ground water rather than have my ground water dry up and be SOL.

I suppose SRP would be ideal though...

Just my somewhat uninformed opinion though.

Thank you all for the suggestions and comments!!

I'm searching now in all the towns mentioned (on Realtor.com and zillow.com) I know the best thing to do is actually go out with my wife and check out the towns ourselves, but your input is much appreciated.

It's funny, I haven't heard from anybody from Maricopa or Buckeye yet....

Because in reality they can be too far detached from the rest if the Valley. Plus their are so many nice places to live in the the valley why limit yourself to some far flung exurb that is a pain in the ass to commute to.

I had a coworker move here from Chicago and moved to Buckeye, and they absolutely hated it. The commute from their to near the airport is long and boring plus the sun is in your eyes the whole way, the smell from the cow farms isn't a picnic, they are not that developed and you will travel to get to them. Also, out in Buckeye they had 2 bodies dumped near their house. They lasted six months packed up and left.

You might want to check out Surprise instead of Maricopa. It is far and away from things. Buckeye has higher taxes as well and is far removed....
Check the zip codes 85378 and 85379. Some very reasonable homes for sale in that are...smack dab in the middle of new shopping.

Ok, Buckeye chiming in here. I live in the community of Verrado (DMB property, beautiful, growing, HOA). I love living at the base of the White Tank Mountains. There are 2 trailheads in our community and a third coming soon. The HOA is still run by the developer since we are still being built out. The new 55+ section of the community just opened in January and there are houses occupied by residents. I don't feel like Buckeye is removed. It takes me 30 minutes to get to the airport or downtown Phoenix as long as I'm not traveling during rush hour. We have an extremely low crime rate in our community. We also have somewhere around 60 park areas for use in the community. There are all kinds of amenities.

You haven't said what price range you're looking in or what kind of amenities you're looking for in your area. I can walk to the local grocery store, pharmacy, coffee shop & bistro.

Check it out and see what you think. I honestly smell the organic farm down the road about 5 times a year. But that also means I have an organic farm, Blue Sky Organic, just down the road to shop at.

Many of the fringe suburbs rely solely on groundwater via a shell game that they play by buying the rights to CAP water and pouring it back into the ground elsewhere (groundwater replenishment districts). In that way they satisfy the requirement for ensuring a 100 year water supply when a new development is built. If CAP water is cut back due to availability, it should, by rights, impact them, but I doubt that in our development-uber-alles environment it would actually happen.
