Like the title states, I am possibly moving into this area from out of state and wanted to find out some information in regard to it. If anyone can tell me more detailed info, experiences, things to watch out for, and opinions of this town.

I've never stopped in BCC but I bet I have driven through it several hundred times. A wide spot in the road, nothing more than a retirement community/bedroom community for Phx. It is a higher elevation than Phoenix so it is a bit cooler, but not by much. I've watched it grow ( a little) since I started passing through in the late 70's. Hasn't changed much. I don't know what you are looking for, you don't provide much info in your post.

Looking to see kind of what the Nieghborhood/area consisted of I.e. Crime, issues, so forth. As looking for issues in the area, housing issues with fissures, ground water levels, the list could easily go on. Also what is the common opinion in the area of BCC.

Second idea of how long is drive time from BCC, to the 101 loop. Doing it is quicker then mapquest times due to they are based on 55 mph speed limits for freeways.

Hi. Even though BCC is in Yavapai County, it is really an outlying area of Phoenix. I bet more people would have answers to your questions on the Phoenix boards.

My hubby and I did start looking there and we ended up in Prescott because we could not find anything we liked in BCC, but that was 15 years ago. Not sure that it has grown or changed much since then. We liked the idea of being outside of Phoenix a little but having easy access to Phoenix. Then we realized that we wanted a little more different, i.e. climate. BCC is still the same climate as Phoenix, maybe a few degrees cooler, but not enough to matter. We also could not find a house we liked.

I know that it takes about 30 minutes to get to the 101. Traffic in the Anthem area is what slows things down.

The housing is very mixed. Manufactured and site-built. Not really organized into communities. It appears that people bought lots and then built and could put in either an manufactured or site built home.

They have a K-8 school, but then for high school, kids have to come up to Mayer or go to Anthem.

As far as crime, there are websites where you can get those statistics. I do not know them off hand but just google it and I am sure several websites will have the info you are looking for.

Black Canyon City is an interesting town. Its a rural sonoran desert town along I-17. It has a spectacular setting, located along the Agua Fria River in Black Canyon (thus the name) below the Bradshaw Mountains. It truly is beautiful.

There is some incredible hiking, mountain biking, and off roading oppurtunities in the area. It is at a higher elevation (roughly 2000 feet) than Phoenix so it's slightly cooler and wetter. You also have easy access to Phoenix, Prescott, Sedona, and Flagstaff (along with I-10 and I-40). It takes about a half hour to get to the 101, and maybe an hour or so to Downtown Phoenix or Sky Harbor International Airport.

Generally, the perception of Black Canyon is that it is no more than an interstate town on the way to Northern Arizona. I would not consider it a true suburb of Phoenix. It's more like an exurb. People commute to Phoenix, but there are few other direct links to Phoenix outside of climate similarities. You won't find any master planned communities (or any true organized communities) in Black Canyon like you do in Phoenix. What you will find is homes on huge plots of land, or smaller manufactured homes on small lots.

My guess is that crime isn't much of a problem. Black Canyon City to the 101 can be an awful drive. I-17 is frequently backed up and external factors like weather, weekend crowds heading to or from the mountains, and accidents can cause lots headaches.

I know the area has had some major problems with flooding during Monsoon Season over the past few years.

I hate to admit this, but what I think of when I think of Black Canyon City is really, really good pie and earthquakes.

There is a very popular cafe that sells all kinds of pie that is very popular right off the I-17 in BCC, Rock Springs Cafe.

I don't want to alarm you, but there was also an earthquake centered in BCC a few months ago, which is really unusual for for the town and the state as a whole.

I have looked into the flooding issue due to a few previous news clip I located. I looked at the areas that was affected heavily by the flooding and they are only about 3-5ft higher then the creek/river that flooded. Most of the actual homes are 60-80ft higher then the flood plain area.

I am coming from California, earthquakes are nothing we have minor ones all the time where I am.

You're right. Move outside the flood plain and you're good to go
