Hi there,

I would like to thank you for having me on your forum.

In interested in possibly moving to the USA specifically the Avondale area of Metro Phoenix.

I'm wondering if any snowbirds on here can help me out. I'm interested in investing in real estate in Phoenix and getting some positive cash flow properties.

Could anyway who is a Canadian living in Phoenix right now answer me what if any issues they came across with regards to relocating to Phoenix. I don't necessarily need to live there but I would like to visit for my allowed 6 months a year.

I did hear that you are allowed to be there 6 months a year (possibly 8 months but this is still pending Congress approval I understand).

You might say I kind of feel lost in the woods here and would like to connect with a fellow Canadian who is visiting / living in the USA legally of course as I want to be sure to respect all US laws.

Avondale is a neighbourhood that you really have to look closely at where you are buying. There are some OK parts but more not so OK parts. If it was me I would be looking elsewhere and move a little further West to Canyon Trails or such. If you can afford to up your budget a little take a look at Estrella, lots of fellow Canadians, a beautiful neighbourhood, and quiet.

Good advice. With the exception of Estrella Mountain Ranch, I would stay away from anything south of the I-10. There are lots of Canadians in Surprise, although I don't care for Surprise due to the location. It's really hard to get in and out of that town.

Another idea would be Anthem. I know a few people that have summer homes up there. It's close to Phoenix and the East side (Scottsdale), and closer to northern cities such as Prescott/Sedona.

I would also consider Sundance if you like the SW. It's built well for Snowbirds with golf, residents club, and shopping not so far away.

Estrella or "Estrella Mountain Ranch" are in Goodyear, not Avondale.

Staying north of the I-10 isn't required in Goodyear, however, it may be more important in Avondale.

To the OP...I'd look at other communities for a winter home as there are much better choices than Avondale.

It all depends on location. The neighborhoods by the community college, ymca, etc are Avondale and they are perfectly fine

I know where Estrella Mountain Ranch is and that it is Goodyear. I believe I stated that "with the exception of EMR" to avoid south of the I-10. That includes a huge area from Tonapah to the I-17/PHX. There really isn't any shopping/restaurants or any other activities south of the I-10. EMR is like Verrado in the respect that it is an isolated community and they do have some beautiful properties.

There are some very nice properties in Goodyear south of the 10 and a while bunch of typical, safe and fine neighborhood as well. No need to avoid

I think more than anything the OP wants to hear from Canadians. Even though a lot have sold their homes this year because of the strong currency, there are still tons of Canadians "throughout"!!!

The winter visitors have so many places to choose from so your best bet is to seek others from your hometown (post also on in your local forum if you have one) who have spent winters here and get their input. Depending on ur budget you can probably find something decent for $1k/mo
