We are doing the same. Moving from PA to AZ to be close to my daughter and her family in Gilbert.I'm also a retiree with no commute issues and we are looking to pay cash in the $250k range. We are looking at Johnson Ranch in San Tan Valley. You can get a lot of house with a decent sized lot there for bargain prices relative to where we are coming from. It has golf and lots of parks. We don't eat out much and not concerned about commuting or being 10 minutes from everything. For us we would be making a day of going to the mall or out to eat so the location is no problem. We enjoy the quiet! This could be a good option for your parents as well.

Lots of home for your money in Johnson Ranch. Many investor owned/tenant occupied in Johnson Ranch, I would say about 40%.
