I didn't realize he resigned, but it looks like there is still recently updated data on his website, so I'm guessing he'll just continue to do that. Maybe he just wants to retire somewhat as I'm pretty sure he's into his 60s. Only Mr. Orr knows for sure.

I was like you.. from NYC area and cursing AZ up and down. I left for California... boy was I in for a rude awakening. I was paying $2400 / month for a 1 bedroom apartment in the burbs of the SF Bay Area. I realized how good I had it in AZ. I also realized that both extremes of the political spectrum are bad. If you think AZ's "far right" politics ruined the state, wait till you get to California and see what the "far left" has done.

I ended up moving away and now live near Philly. Boy, what an adventure... but let me tell you, the grass is NOT always greener. I predict you will be sorely missing AZ when you leave. Everyone does.
I was excited to leave AZ two years ago this upcoming Christmas and now excited to return. I was in for a rude awakening when I left my gorgeous 5,500 sq ft home which cost me $420,000 in 2012 (right before prices increased) for a 4,400 sq ft townhome in the DC burbs costing $599,000. Keep in mind the homes here have basements so the seem a lot smaller. Everything is expensive here, not just housing: movies, food, gas, parking, entertainment etc. I just sold my house here, bought a house in QC and paid an amazing price for a gorgeous home!
I have visited all the moments and parks as well as won a lottery to attend the annual Easter Egg Roll at the White House...which was pretty neat getting that close to!
Ready to get back to predictable weather, affordable housing, lakes, snow, hiking and Mexican food!!!!

Both parties declined to comment.

+1

I kinda cringe whenever i see the terms "real estate" & "guru" in the same sentence..

Mike sells data, not really opinions formed out of magic, which is what "gurus" do.

Opinions in the real estate market aren't worth much unless they're supported by data.

A Guru is that guy on late night television telling you how to buy 50 houses with nothing down and become a millionaire in 90 days if you buy his DVD package.

Any news on the Phoenix housing market? I keep on getting new listing updates with price decreases. Albeit small but nevertheless...

I was just told by an agent friend that builders are raising prices due to material costs going up?

Builders in our development have raised the base prices of their new build homes from $5,000-$15,000 just since March. I know there hasn't been that much demand and homes here have not appreciated at that rate in 5 months so it has to be a material cost issue.

I think it's a labor issue as well...
