I just listed my 2bedr/2.5bath unit for rent and got over 20 hits and rented it next day - very busy now - however, someone said timing is everything up there - and I'm not familiar with Surprise - if you do a full year then I can understand unfurnished - but 1/2 year - I would rent it furnished - add cleaning to the fee of the rental and when they leave you hire a professional cleaner to clean your upholstry carpet will be like new - hire a realtor in your area and get it done - they would know how much you can get there and would vet the tenants to try to get you the best value - you would pay 6% of gross rent at most so if you rent for $1000/mo or 12k/year that's 720 total to be shared between your agent and the agent who brings you the tenant - it's goodvalue in my opinion and would give you best price and peace of mind!

Go to Goodwill, Craigslist, or any of the FB yard sale pages and get some cheap furniture that is presentable, or can be fixed up to be so. Look up DIY Chalk Paint - paint, water and plaster of paris. Cheap and easy...and fun! Heck, i would do it for you!

My thoughts are that the kind of tenants who will be satisfied with crappy used furniture from goodwill are not going to be the kind of tenants that will take care of your home, OP. Certainly, snowbirds are not going to find it particularly attractive. And you'd still need linens, towels,silverware, dishes, kitchen supplies, trash cans, etc etc

Got carpet? Expect stains. Got formica countertops? Expect chips and scratches.

With your fetish about people using your furniture, I don't think being a landlord is going to be comfortable for you. Personally, I don't think the revenue is worth the risk.

You can find some great items at the aforementioned places. If snowbirds are expecting luxury items, they will be looking at a different area, at a higher priced rental.


Personally, I would leave my furniture and buy new stuff if needed when I returned. Otherwise you will have to store it somewhere, which is a pain, and costly.

Thanks everyone!! I appreciate all the feedback.

Regarding having strangers use my things, I am only particular about certain pieces of furniture...sofa, bed, chairs. Nothing else would bother me. I know it's weird.

You are correct about me and landlording; luckily it's only for 6 months. I would rent only with furniture that I would find acceptable if I were the renter.

I have lots to figure out and little time to do it!! Keep the responses coming. They have all been helpful.

You can find nice, decent, and very reasonable priced furniture at the many dozen re-sale stores around the Surprise/Sun City areas.
If you have the time 'estate sales' are bargains for furniture.
If you're worried about certain pieces of your own furniture how about renting at a storage facility, then you could switch out furniture when you return and then switch again when you leave. There are a dozen or more storage places around the Surprise/Sun Cities.

Thanks! I found a storage facility near my house at a reasonable rate so I think I'll go that route. Just putting my items in storage.

Lemme understand this. It's a sux mobth rental, right?

Your going to buy furniture and other household stuff to make this a furnished rental. You're going to pay higher insurance premiums because it's a rental. You're going to pay a property manager. You're going to pay income taxes on that rental income (maybe). You're going to pay for storage for your own stuff. You MAY have damage when the tenants leave.

And you expect to make a profit?

Yes, only 6 months.

Possibly buy furniture - yes
Don't know about insurance premiums yet - will post back
No property manager - my sister and family are in town
Taxes - Need to speak with my accountant
Storage - probably or keep it with family. Depending how much I want to store.
Damage when tenants leave - Isn't that what insurance and deposits are for? I don't live in the TajMahal. My mortgage is $714 a month including my insurance and property taxes.

If you read my post in full you would see I'm only looking to off-set my out of state rental for 6 months, not retire.
