Check out Desert Hills, North on I-17 then East on Carefree Highway. Has access to mountains, trails etc and may be within your desired commute times

Sent you a DM...there are some properties in Glendale/Peoria that fit your parameters and you can always put your son into Great Hearts or a higher performing Charter School.

Cave Creek is certainly an option at $750K, but if you want more land consider the Desert Hills/New River area. There are numerous horse properties available and the commute to GCU will be relatively easy down I-17. Interesting that you have been told about the commute being tough because commutes from any outlying area will be long, but the commute from the north valley is by far the easiest compared to east and west valley.

The best part about Desert Hills/New River (depending on where you buy) is that it is accessible to lots of state land and adjacent to the Tonto National Forest. Many residents here ride right out of their back yard.

One other area I like, is the Rio Verde Foothills just east of Scottsdale. A great area of horse properties also adjacent to the Tonto National Forest. Unfortunately this area would be a very difficult commute to GCU as there is no easy access a highway.

The area in North Phoenix just south of Shea (85028) between 36th and 40th streets has a number of horse properties and direct access to the trails of the Phoenix mountain Preserve just south of those properties, with convenient access to SR51.

Maybe so, but you have Glendale Prep and Basis Peoria are in the neighborhood. Sunrise Mountain High School had the 13th highest average SAT scores in the state for 2015. They must be doing something right to get that ranking. There's some very good educational opportunities in the area.

There is also a horse property neighborhood in the 85032 zip code that has riding trails as well. Part of it is called the Sweetwater Corridor and is around Cave Creek Rd and Sweetwater/Thunderbird Rd area in Phoenix. It would be about a 30 minute commute give or take 5 to 10 minutes depending on traffic. Schools in the area are decent to excellent.

You aren't necessary confined to the public schools anywhere.

Another option to check is between the 303 and Verrado on the west side. Some really nice horse properties somewhat aligned near Glendale Ave or that way. I've seen many people ride into the country store off Glendale and the 303. You can usually get from the 101 to GCU in 30 minutes depending on light luck. Using the Northern parkway you can get from the 303 to the 101 fairly quickly.

Any consideration to where you need to be for work, etc?
